Mixed-Use High-Rise Nixes Storage and Slashes Costs By 47%

This major, public complex comprises an entire city block in downtown San Francisco. It offers an array of shops, restaurants, offices and apartments. The building is considered to be one of the city’s leading mixed-use properties. The original Rincon Annex building was a United States Post Office, completed in 1940. It was listed on the National Register of Historic Places in 1979. In 1988, the building was expanded to include this new 23-story mixed-use building on the south side of the block that contains a new post office, offices, and 320 apartments. In addition, two stories were added atop the original Rincon Annex building and a large atrium was cut into the interior.

This 23 story, mixed-use building needed a drop-in replacement for its old boiler system. Intellihot’s ASME-certified wall units were easily installed without using a crane, and cut operational costs nearly in half.

The Challenge

The property’s old water heating system consisted of two, large boilers with 500 gallons of storage. It was highly inefficient, and the boilers were very costly to maintain. Replacing the old system with something similar would have required a crane costing $25,000 to remove the old equipment from the top of the building and transport new equipement to the top.
